Commercial Insulation Retrofit in Utah
Hansen / All Seasons Insulation retrofits insulation in existing commercial buildings across Utah County and the Wasatch Front, including offices, warehouses, retail, churches, schools and multifamily. Our in-house crews handle removal, air sealing, spray foam, blown-in, board and mechanical insulation. We check your ThermWise Business and Wattsmart Business eligibility before you sign.
Why retrofit insulation in a commercial building?
Heat is the biggest energy load in most commercial buildings. The U.S. Energy Information Administration's 2018 Commercial Buildings Energy Consumption Survey (CBECS) found that about 32% of all energy used in U.S. commercial buildings went to space heating, the largest single end use. That works out to roughly 25,000 Btu of heating energy for every square foot of floor space. Natural gas supplied nearly three-quarters of that heat, which is why gas-heated Utah buildings feel envelope problems directly on the bill.
Older buildings were designed to earlier energy codes. Utah's code has been updated several times, most recently to the 2024 International Energy Conservation Code on July 1, 2026. A building built even ten years ago was designed to a different standard than one permitted today.
| Building type | Share of energy used for space heating |
|---|---|
| All U.S. commercial buildings | 32% |
| Service buildings (repair shops, salons, dry cleaners) | 52% |
| Public assembly, religious worship, education | More than 40% |

What does a commercial insulation retrofit include?
Every building is different, so the scope starts with a walkthrough. Common retrofit work includes:
- Removal of old, compressed, wet or damaged insulation, done by our own crews
- Air sealing at roof-to-wall joints, top plates, penetrations and shafts
- Open-cell and closed-cell spray foam, mixed on site with dedicated equipment
- Blown-in fiberglass and cellulose, including drill-and-fill for closed walls
- Rigid board and mineral wool for walls, foundations and roof assemblies
- Sound control between tenant spaces, offices and classrooms
- Firestopping at penetrations and top plates
- Mechanical insulation for pipe, duct, mechanical rooms and boiler and radiant piping
Because Hansen installs every major insulation material, our recommendation isn't tied to one product. We recommend what fits the assembly, the budget and the way you use the building.
Can you insulate a building while it stays open?
Yes. Most commercial retrofits happen in occupied buildings. Our process:
- 1Walkthrough: Daniel Ray walks the building with you and notes problem areas.
- 2Scope and phasing: We break the work into areas or floors so tenants and operations keep running. Ask about scheduling around your hours.
- 3Rebate check: We identify which Enbridge Gas and Rocky Mountain Power business programs your building may qualify for.
- 4Install: In-house crews trained to OSHA safety standards.
- 5Closeout: A clear record of what was installed and where.
Which Utah rebates apply to commercial insulation?
- Enbridge Gas ThermWise Business Rebates: For commercial customers on Enbridge's GS rate. The program covers building shell and weatherization measures and includes both retrofits and first-time installations. Rebates are paid to the customer. Enbridge also runs a Custom Rebates program for gas-saving projects outside the standard list. Enbridge requested a $3.14 million 2026 budget for ThermWise Business, up 12% from 2025 (Utah PSC Docket 25-057-22).
- Rocky Mountain Power Wattsmart Business: Lists building insulation among eligible building envelope measures. Incentive amounts vary by measure.
- City-power towns: Provo, Lehi, Springville and Spanish Fork run their own electric utilities, so Wattsmart does not apply there. ThermWise gas rebates still can.
Rebate rules and amounts change, often each January. We confirm current terms before we bid.
Upgrade your insulation. Let the rebates help pay for it.
Most Utah homes qualify for utility rebates on attic, wall and floor insulation, air sealing and duct sealing. Hansen / All Seasons Insulation is an approved contractor for both Rocky Mountain Power's Wattsmart program and Enbridge Gas ThermWise. We check your home against every program you qualify for, show your estimated rebate right on your quote, and prepare your rebate paperwork for you. You sign, and the check comes to you.
